2023.06.04 18:35 Pale-Spring-3169 Confused about buying process/exchange of missives with a new build? (Scotland)

I’m looking to move and have found a new build that I’d like to reserve but I’m just a bit confused about the buying process.
I need to take my existing mortgage with me - checked with the bank and that’s all fine. I can have a gap of 3 months in between properties.
If I reserve the new build plot now, I have a two week “cooling off window” but then I need to exchange missives 6 weeks after that, so end of July say. The new build should be completed end of October but I’m really expecting end of November to allow for delays. So I wouldn’t want to complete on the current flat any earlier than the end of August so that I can keep the mortgage.
My current flat is not on the market yet. It can be on next week and should sell quickly once it is - so it can definitely be under offer by the end of July (when missives exchanged on new house), but I don’t I’ll have exchanged missives at that point.
Basically what I want to check is if it’s ok to have exchanged missives on the new house before exchanging the missives on my current flat? As that means I’m essentially legally responsible for two properties at once? Is this something I need to run past the bank/Solicitor before I go ahead? The sales lady didn’t seem to have any problem with it.

Few days ago I finally released GALACDRIVE , my first commercial game project as $2 USD. Sales have been alright so far, but I noticed that the game has been showing up on other sites seemingly for free.
Some of them have review systems so I can tell that people have been getting the game for free, and now I'm kind of lost as to what the heck I'm supposed to do about it. I worked pretty hard on galacdrive and I feel like $2 USD is not much to ask for :(.

The nobility of Norway remains, despite our independence from Denmark, overwhelmingly dominated by Danish-origin Dano-Norwegian families. Usually these nobles have ties to Denmark, often large estates there, and this inevitably draws Norway's affairs into tangled webs of allegiance that include our southern neighbour.
This is particularly galling to King Henrik, who was forced to give up his own estates - and even his family name! - in Mecklenburg in order to become King. His Swedish wife is also looked on with what he feels is unfair suspicion because of her (meagre) property in that Realm.
Combine this problem with the rapidly-growing demands from the North Sea islanders for greater recognition of their elite status, and King Henrik has a headache. In order to begin addressing this problem, King Henrik has come up with (what he thinks is) a genius idea.
Simply create more titles of Nobility! There is plenty of directly royal land in Grønland and Bjarmaland to use! There are also no pesky freemen used to deciding their own affairs who may resent the imposition of an extra layer of feudal nobility. Even better, the assignment of titles to people from other parts of the Norwegian Realm will allow for the dilution of local loyalties and the strengthening of royal authority.
In this way the ranks of the Danes in Oslo will be diluted, the discontent of the Islanders will be mollified, and King Henrik can pocket a few thousand florins for some courtesy titles.

He will lead the first members of a Greenlandic faction at court, one that is very loyal to the King and very different from the Danish nobles King Henrik wishes to undermine. Most of these nobles are men of importance in Kalaallit comunities, often familial elders or chiefs of settlements brought into Norway’s fold. However, there are also among their number a few of the heirs of the Old Grænlanders, including Ólafur Eíriksson, Duke of Brattahlíð . These men are descended (or so they claim…) from the heroes of the old Sagas. These men together - Old Grænlander, Kalaallit, Grønlander - give legitimacy to Norwegian claims over the western parts of the Realm. Their faction is small but commercially very powerful, controlling much of Norway’s whaling as well as some of the most lucrative trading networks (such as those for fur, ivory and falcons) into the uncharted territory outside of Norway’s effective control.

I have a final round interview with an Israeli tech start-up this week. ~40 employees with most of them being based in Israel. The product is primarily sold in the U.S. so they're building out a new commercial team and I would be one of the first few sales hires reporting into a new CRO (also U.S. based).
So far I've enjoyed all of my conversations and the team seems to be pretty sharp, but I have no idea what Israeli work culture is like. I do know that much of the team there is working American hours (very late nights), which is a bit of a red flag. Also just took in an investment from a PE firm for the first time.
Anyone have experience working with Israeli companies that can give me an idea of what I could be in for?

I had a really good job up until the end of last month. Now i've been scrambling and finally found something. It's just a host job but it will hopefully allow me to keep paying my bills. $100 will help me keep my metro card working, it'll help me get food in my house and hopefully leave me with about $20 bucks in case anything random comes up I need to take care off. I'm located in Alexandria, VA. Western Union would be the easiest way for me to receive money. I don't have paypal attached to my account. Introduction: Context

"Blockchain is bad, but the current AI hype is nothing like it! AI actually has a use!"
This account is an alt I created to vent out my frustrations during the penultimate phase of the recent crypto disaster, and I had abandoned this as I've deleted the reddit app on my phone (though I check these subreddits in my free time on the computer whenever I get curious).
I come across statements like the above-mentioned here and there more frequently now than ever. It is a vexing one, as it sounds functionally true but is categorically ahistorical—historically blind, that is. The socio-economic and market dynamics are undoubtedly different with "AI" and blockchain, that I can acknowledge; but statements and takes like these ignore crucial social realities. Needless to say, nothing will change my mind about blockchain and cryptocurrencies being a form of financial pseudoscience, so I hope that sets context.
Anyway, AI. "AI"—aside from being a functionally inaccurate and misleading marketing term—is a diverse umbrella that encompasses a myriad different things. Large language models happen to be one of them, along with other hype-applications in the spotlight at the minute.
Before I explain, let's look at the blockchain, cryptocurrencies, and bitcoin first. The thing about learning from history is that we cannot do that if we are dishonest to ourselves about what happened.

Crypto and the Court of Public Opinion: The Pitch

It would do us well to remember how we publicly perceived crypto before. I certainly am not an early member in Buttcoin or CryptoReality, but it is visible that outside of these critical niches, any public doubt towards blockchain and crypto were just obscure doubt mixed with curiosity at first. Actually, forget perception; let's think about the pitch on a good-faith basis.
Their pitch is digital money owned by no central legislative and/or executive entity that belongs to a network of free participants. Anyone can participate in the network with the requisite processing power and capital either as a miner or watcher. The longest chain is the authoritative chain, and you do not need to rely on social infrastructure to delegate authority. The ledger itself is the currency, and you could send it to anyone anywhere so long as they employ the same means and medium.
Now, today, we can find and empirically verify several flaws in this framing. Any longitudinal observation of blockchain interactions with society will demonstrate the following: it is by design too slow, unsafe, and resource-intensive as a technology. Forget replacing monetary functions and properties, it could not even adequately replicate them—that is, medium of exchange, measure of value, unit of account, standard of deferred payment, and store of value. This has been argued and proven over and over again.
I'm not here to prove that blockchain and cryptocurrencies are functionally useless concepts: we all know that.
I am highlighting the initial pitch and public perception. There was a pitch to sell. There was an argument that the evangelists could make. Most importantly, if they were to socially brute-force it, they could have forced us all use the blockchain to transact. It would only have been completely disastrous and an economic nightmare. In fact, El Salvador has lived (partially) that nightmare.
It has been over a decade. Whatever we have realised, we had realised it far too late (that is, so much damage has been done now). US and EU regulators are still moving far too slowly and taking actions that are far too stupid to deal with a pseudoscientific non-asset.
How the public perceived crypto before is how the dynamic that surrounds the contemporary AI hype is.

"AI" Parallels With Crypto-Mania

Level-headed researchers at DAIR have already warned about the actual dangers of AI years ago before these techbros went off on their inane doomer hype. In fact, they were not only ignored; but they suffered for it. These large language models and machine learning applications around generative art are extremely resource intensive, but those costs are currently obscured by all the venture capital money sloshing around.
As far as large language models go, at least, those things are functionally fancy autocorrect machines. Citing context-specific uses for these things is like saying "well, cryptography is useful for encryption and encryption is a good use-case, therefore cryptocurrency is also useful because it makes use of the same mechanisms."
These chatbots know nothing about anything. Feed it a large enough database and it spits out whatever it thinks is sequentially probabilistic. Seriously, what commercial use-case justifies it? Large language models, not "AI." Commercial use-cases. You would do well to know that private blockchains exist and that they are—albeit scantly—used in extremely context-specific cases for really niche and obscure things.
"Writing emails you don't want to write" — just write shorter emails. "Language assistant for second-language speakers" — they wouldn't know if the AI is spitting out the right thing; facilitate education instead. "Copywriting" — why? Writers would now need to take on an editoproofreader's role aside from getting the autocorrect machine to spew out the right thing plus constantly training it on new data (ChatGPT is trained on fixed data from the past, not recurrently changing data in the present). "Writing your academic essays" — that's plagiarism. "AI assistant!" — and how often do you spend time jubilantly talking to Siri or Cortana in lieu of one-liners to questions like 'where's the nearest Pizza Hut?' "Search engine assistant/summariser!" — super-autocorrect is horrible at summarising things and often just makes shit up; its entire functionality diverges from what a search engine does.
Et cetera, et cetera.
What about support from contemporary figures, right? Surely, it must mean something. If we have learned anything by now, it is to not take billionaires and VC bros seriously. Being against crypto isn't automatically a sign that they are saying sensible things, we have to start seeing beyond this bubble-like thinking. I mean, for god's sake, Bill Gates thought Bitcoin was innovative years ago. That Liron Shapira guy who funded blockchain stuff and then hard pivoted later is now an ardent AI doomer. Elon Musk, Apple, Adobe, Google; I can list so many things.
Seriously, it's time to wisen up.

"AI:" Introspection and Reflection

Of course there are facets of machine learning, deep learning, neural nets, etc. that are "useful" in our everyday lives. Think facial recognition biometric security; I use facial recognition and fingerprints to access my devices in lieu of pin codes and passwords now. "AI" refers to a mosaic, a kaleidoscope with several different facets.
The current hype is indubitably around "AGI" — that is, "smart" computers — and that is the direction the venture capital exodus is headed. As for the "technology" in the spotlight right now, I can think of some very niche minimal use-cases for those, but nothing that is disruptive or justifies the intensive use of resources. With large language models in particular, I just struggle to see just what on God's green earth we could popularly use it for. The same goes for deepfake voice tech. Presidents playing Minecraft, okay... sure. How is that use-case any less vain than "well, you can send money from computer to computer?"
We know what it would actually be used for: identity theft, scamming, sim swaps, fraud, plagiarism, etc. That is where these things' greatest use case lies. We've had deepfake tech for a while now, can anyone name a popular use-case for it beyond making pornographic content of people without their consent? Anyone? Anything at all?
Just because we could do something does not mean we should.
Just how much money, time, resources, and data do we need to waste before we realise this? Will we take yet another decade to come to this realisation as we have with crypto? Just how many people and their labour must be exploited and belittled before we all wisen up?

I recently discovered a wholesale grocery in Washington, DC that has the cheapest produce I’ve ever seen for sale - like, my total was about half what I’d expect to pay at a regular grocery store for the same stuff. And I know it was the same stuff because the brands of produce are the same.
Big wholesalers which cater to restaurants will usually require a tax ID to purchase from them, but smaller places are often happy to sell to regular consumers without requiring a tax ID. Same thing goes for restaurant supply stores - a lot of them will sell to regular consumers on top of their business clients, so you can buy high quality commercial cookware for much less than what you’d pay at target, etc.
One thing to keep in mind is that wholesalers don’t have the same quality control as regular grocery stores because they deal in such huge quantities. So, you’ll want to give everything a once over to make sure it isn’t old or smooshed or whatever, but if you pick your produce thoughtfully, you really can save a lot of money relative to a regular grocery store.

2) She is not even on their mortgage or the deed! (Mobile County records are open to the public)
3) $1,500 in rent will not get you the same as a $650 mortgage payment!
4) HER HUSBAND was approved for their home loan back in March (30th) 2018.
5) the housing market, requirements, interest rates, etc are VERY different today than in 2018.
6) most sellers will not pay closing now bc of such a high demand for buyers!
7) even in Alabama, there isn’t much available under $250k and even with 10k down and 5-6% rate that’s damn near $2000 a month!
8) but it’s ok bc she’s MT!
9) let’s also not forget they bought a raggedy ass old house that most people say looks more like a rundown double wide than an actual house, out in podunk South Alabama back in 2018 for $131,000k and they were given the $ for the down payment of $5k lol.
10) mini Tot also filed and got a homestead exemption for their property and house. So he only pays about 1/2 the actual taxes due on it each year. Bc they appraise it for WAY less than ‘market value’ ($138k is the appraised value now) when you have a homestead.
11) not to mention that the market is over saturated with more buyers than sellers-STILL and the demand has gone far above the supply so there are NO HOUSES FOR SALE!
12) the credit score and income requirement are much different now.
13) she said THEY qualified for the loan bc they made $102k a yr COMBINED… Funny bc SHE IS NOT ON THE MORTGAGE OR THE DEED! So, her credit nor her income were ever even considered!

Have been trying to buy this one particular fixer upper for the guts of a year. After a lot of complications, we've finally gone sale agreed, have been accepted for the grant, and still can't get the mortgage offer over the line.
Got the following statement from AIB
Re the Croi Conaithe Vacant Property Grant Scheme you should note that as of now the position remains as was communicated previously and we are still responding with the same answer – wording below.
The Bankers Payment Federation of Ireland (BPFI) and AIB are currently engaged with the Department of Housing in relation to the terms of the Vacant Property Refurbishment Grant scheme. As these discussions have not yet concluded AIB is not yet in a position to consent to the second charge as requested. In the interim, we have been asked by the Department of Housing to refer all customers with queries to [email protected].
However, we understand that the Department of Housing and the BPFI discussions have advanced and are very close to an agreement regarding the second charge requirement and a Priorities Agreement.
P.S. – in terms of own funds for these type of applications, as the grant is not payable until the works are fully complete, customers must demonstrate they have sufficient funding from the mortgage & own funds to complete the works i.e. we will not be Bridging receipt of grant funds

Hi, I'm just wondering if I have any options here or anywhere I can contact about this.
My grandma sadly passed away in January 2021, leaving a solicitors firm as executors of the will. In her will, she wanted everything split equally between me, my dad, and 2 brothers. It has taken until April 12th this year for the house sale to be completed, as originally we were unsure if we wanted to keep the house between us.
Now, since the sale of the house in April, the solicitor said she would need a few weeks to pay any final bills on the property and create a final account for us. We gave her a month, then contacted to ask for an update. This is when she tells me she hasn't been able to get the bills from the utility companies, and asked if I could do it. I got the bills for her, and still 2-3 weeks later, they have not been paid. We contacted again to ask what is happening, she claims she put a payment through for the water bill but it could take 1-2 days. The bill has still not been paid, and she's now out of the office until June 12th.
Surely, this is ridiculous, as the house was sold on April 12th, they failed to contact us when they encountered problems with the bills, and only actually continue the process when we complain about them doing nothing.
Is there anybody I can contact to complain about this solicitofirm? Or any way I can get them to actually continue the process without us having to contact them every few weeks?
